Downstairs
The bath tub in the addition has caulking at the top of the surround and it was left unpainted; please paint
The threshold at the fire door into the addition needs to be painted[Comments:] Additional cost
The spindle in the kitchen for the recessed lighting has a gap behind the switchplate cover; please fill in the gap
Some lightbulbs out in kitchen – please check all lights in the house to make sure no bulbs are burnt out[Comments:] Additional cost
The garbage disposal doesn’t work[Comments:] Additional cost
Take down the lamp under the kitchen cabinets like we had talked about
Please take off the fireplace front in the living room; the one with the missing piece of glass[Comments:] Additional cost
Paint the entire railing going up the stairwell
1st room upstairs – Remember, I always go to the right
The plastic needs to cover the window completely; I won’t incur any cost for the damage caused by rain seeping through considering the plastic didn’t even go all the way to the sill
2nd room upstairs (The purple room)
Middle portion of closet doors needs new rollers installed[Comments:] Additional cost
As a note, this is the room with most of the mismatched receptacles, but there are others throughout the house
Exterior
Please paint the small gate on the opposite side of the garage by the living room window (Paint the same as the body color, please)[Comments:] Additional cost
Check gutters, trim, and downspouts to make sure all were painted. There was a small piece of gutter on the rear of the garage that was completely missed and there is a downspout in the front of the garage that wasn’t completely painted
Throughout house
Please make sure all electrical outlets are matching and clean of paint of other permanent marks[Comments:] Additional cost?
The linen closets always need to be painted on the inside and also the paper needs to be removed from the shelving
Some of the paint was not cut-in very well at all, most notably by the closet frames and also at the stairwell; paint on the side of the trim pieces for the stairs isn’t something I can market well
Notes
I like turtles
I only do oval mirrors on pedestal sinks or the little 24” vanity cabinet because I think they look funky on anything larger than that. It’s going to have to work for this house, but on future projects, I’ll stick with a rectangular mirror
All hooks, long wires, and other random objects in the wall and ceiling need to be removed when painting if we’re not going to have a use for them. I spoke with one of the painters about taking out the hook in the formal dining room, but I noticed it was still there – I assume he never told Jake about it
Attached to this email is the reinspection from Cascade Pest. As Rusty and I expected, the garage was a reinspection item. I will send an email to Mike and have him give you a call so you can explain the findings, but for future reference, he is pretty picky about reinspection items, especially with contractors he doesn’t have a lot of experience with. Hopefully you can put your salesman cap on and persuade him to take your word for it
